Foreign residents in Indonesia with a passport, visa, or valid residence permit can acquire property through clear steps. They initiate contact with the seller to establish a Purchase Order and sign a Sale and Purchase Agreement, overseen by a Notary. Once the Deed of Sale and Purchase is validated, taxes are paid, including VAT, BPHTB, and other applicable taxes. A Land Deed Official (PPAT) authenticates this process, and the documents are submitted to the National Land Agency (BPN).

Depending on the type of property, the ownership certificate is amended: from the Certificate of Right of Ownership (Hak Milik/HGB) to the Right to Use Certificate for houses or the Strata Title Certificate (Sertifikat SHMSRS) for apartments. The Property Ownership Certificate serves a dual role, as proof of ownership and funds for Second Home Visa or Residence Permit purposes. This seamless process ensures that foreign passport/visa holders can manage property ownership transparently and in compliance with the law.
